I have seen a transitioning in the banks from moving forward with foreclosure to approving short sales. Even a year ago, the short sale process was daunting and frustrating to say the least. Now the government is considering enticing the banks to accept a short sale vs. foreclosure. Similar to giving monetary incentives to the banks for doing/maintaining a loan modification, they are now considering giving a similar incentive to approving a short sale. Many banks such as GMAC are approving short sales in 30 days!! The holdup on that short sale with GMAC was the 2nd lienholder, Greentree. Had it not been for the 2nd, we would be closed by now. It's been sent to Sr. Mgmt for approval as of Nov. 20 so cross your fingers!
